WAYS TO GET THE BEST DEALS WHEN BUYING PROPERTY FROM A DEVELOPER

Buying property in a well laid out estate from a developer has several advantages despite the relatively higher price. However, there are ways of getting the property lower than the advertised price. Here are four ingenious ways to do so.


1. BUY IN BULK/BUY MORE THAN ONE: If you can afford it, buy more than one unit (land or property) from the developer. The cost per unit will be lower than just buying one. If you do not have the finance to buy in bulk as an individual, buying as a group is a good option. When you buy as a group, you have a stronger bargaining power unlike buying as an individual. You will observe that most cooperative societies are able to get land and houses at great prices because of the strength in their numbers. If you and your friends are interested in getting land or houses in a particular area, you can search for it together and negotiate as a group. Some developers even advertise the benefits of bulk purchases with offers like “Buy 5, get 1 free” sales promotions. This means that six individuals can buy six plots for the price of five plots.


2. BUY DURING FESTIVITIES: Most real estate companies give discounts and do promotional offers during festivities. In the past, many real estate companies have given discounts and gift items to those buying properties around Easter, Ileya, Christmas, Ramadan, Children’s Day, Independence Day, Worker’s Day and even Valentine’s Day. Delaying your purchase to the next festivity can save you some money. I know an individual who bought a plot of land from a real estate company for N3Million in March of a particular year, only for the real estate company to do an Easter promo in April of that same year selling the property for N2Million. Thus making those buying in April gain N1Million.


3. BUY FROM A PREVIOUS SUBSCRIBER WHO IS DESPERATE TO SELL: It is not only the developer selling units in the estate; usually there are previous buyers who now want to sell. Some of these buyers are willing to sell at lower prices: either because of desperation or because they had bought when prices were lower than the current price and can sell at lower than current prices and still make a profit. These previous buyers usually contact the developer of its staff to sell for them so remember to ask if they have any such sellers on their list. 


4. REQUEST FOR A DISCOUNT:
If you are not buying in bulk, buying as a group, buying during festivities and you could not find someone desperate to sell, you can always request for a discount. Most real estate developers have some internal mechanisms to accommodate customers who request for a discount. If you do not request for a discount, you will not get any.
